There are many different types of buyers that may inquire about your home. Fredericksburg Realty’s Specialists know how to determine what category each buyer falls into and can work efficiently and successfully with each type. Fredericksburg Realty will only present offers from serious, qualified buyers. As an owner you must show your home to all “buyers,” even those who are not qualified to buy or those who simply enjoy looking at houses.
Potential buyers - Anyone who may want to buy a home
Qualified buyers - Anyone who can by a home as indicated by a lender
Serious buyers - Anyone who needs to buy a home
Buyers can be serious and not qualified, or they can be qualified and not serious. Your time is too valuable to spend showing your home to people who cannot or will not by it. Statistically, 90% of potential buyers who visit open houses are not qualified.
There are four distinct market categories of potential buyers of real estate.
1.) Buyers in a hurry
Anyone who really needs to buy a home quickly. These buyers may have transferred to the area, sold their present home or are quick decision-makers.
2.) Buyers with time
Anyone who wants to buy a home but has time to find the best home for them. These buyers may be young first-time buyers who are cautious, or those looking for a very special home
3.) Bargain hunters
Anyone who is looking for a real “steal.” They usually present offers significantly less than the asking price to owners who are desperate to sell
4.) Lookey-Lou’s
These “potential buyers” will most likely never buy. They either can’t qualify to buy or they simply enjoy looking at homes.
